We have no idea what you are doing wrong until us what the formula is, and
what the cell contents it refers to are. Have you looked in Excel help?

I am using the =IRR formula with a purchase price of a property, then a range of income and then the sale price.
I've used Excel Help but it doesn't mention the errors.

Again, please supply the exact formula, and the values for all the data it
references. Nobody can help you if we don't know what the data is.
